Lately this home retailer vended a payable house. As part of the listing process, the realtor recommended that he obtain a professional inspector so he and the buyer would be aware of any defects discovered. He said yes. The charge for best home inspections on the condition of the home size is expected to be around $200 and $500.

The realtor got the recommendation of professional inspection from his brokerage so his advice was to hire from them. Apparently though, the seller was pretty happy of his previous company. He arranged a meeting at the house a few days later and met with the two inspectors and the realtor. He has learned from past experience that it is necessary to discuss any problems that have been discovered and the probable cost of repairs.

Be sure that the inspector does not engage in repairs too, if you want an unbiased inspection that is. The two inspectors hired had a notebook computer which included a checklist and space for the results of each item inspected. One of the inspectors did the physical and the dirty work, climbing on the roof and into the attic to check it put and crawling under the house to find faults. The other just stored the review of the inspection done by the other inspector into the laptop.


The laptop made the work easier and fast, the result report was prepared on the same day itself after the inspection. Speed of obtaining the written report can be especially important when a buyer is relying on the inspection results for deciding whether or not to proceed with the home purchase. Most realtors now recommend their home buyers obtain professional inspection reports. The main reason for this is that the realtor and home seller don't want to be accused of failure to reveal home defects to the buyer. The seller or realtor cannot be accused if the buyer had ensued with the decision of purchasing the house after being aware of the imperfections in the house.

The imperfections of inspectors came to the notice of the seller. The inspectors appointed by the realtor discovered only a small leak at the furnace's gas valve and a few loose roof shingles and a faulty window crank. The following day he caught hold of a furnace repairman for getting the furnace checked and found that there was no leak at all. Just to see if the repairman had not missed something, the next day an inspector from the gas company came but he too was unable to find anything wrong.


Sometime later, the seller made a deal with a buyer for the house and appointed a common contractor to examine the house. He found only a few loose roof shingles, the defected window crank, some garage wiring which were not inside a proper electrical system and the lack of a junction box between the new and the old wiring in the attic. The inspector who had inspected earlier had completely overlooked this serious electric problem.

The first inspector admitted upon re-inspection that he had missed this item which was corrected by an electrician before the close of the sale. But now all the inspectors testified that the house was not secured to its foundations. Since this was hard to believe, the seller suggested the contractor to look properly.

Now the contractor made an in-depth analysis and found out that the house was bolted according to 1955 standards. However, today's tougher standards require bigger bolts spaced closer together. What we should realize from this example is that any inspection is as good as the inspector.

According to American Society of Home Inspectors or ASHI members need to pass exams along with complete supervised inspections. Though being ASHI member is not a sign of excellence it points to a level of minimum inspection standard. Since professional inspectors are subject to lawsuits if they miss an important home defect, the reports they submit are filled with weasel words. For example, if the chimney had an obvious defect the inspector would call for the chimney inspector for his suggestions.
